Yeah, I get that. I would be pretty stubborn with survey results on my own house tbh. That's why I wanted to send in someone to take a look at boiler etc. But when I put in that request he plucked out of his arse that we had to exchange in 72 hours time and complete 2 weeks later! Whut Yep alarm bells, probably an unauthorised boiler install.

Your solicitors should have nipped that in the bud straight away. Need proof that boiler has been serviced recently and works properly etc.
I think your approach was perfectly reasonable. Pretty standard to offer less of you spot things instantly (like rotten windows etc) and seek to renegotiate if the survey throws up issues.

Hmm, I said to my agent and solicitor from the outset that the house was priced to sell and my instructions to them was to deny any kind of negotiation on price. There were bits that needed doing but any buyer would have to suck them up.
When was the boiler installed? Replacement boiler installation certificates are required/available only for anything installed after 2005, prior to that and an installation certificate wasn't called for. You don't need a gas safety certificate or any poof whatsoever a boiler is functioning properly/has been serviced/is safe etc to sell a house.

Might not be a legal requirement but I wouldn't buy a house without proof that it had been serviced recently (and ideally regularly)

If someone said they didnt have paperwork because you didnt need it for a pre-2005 installation, my first thought would be 'Thats 4k for a new boiler, then'.
Ive looked at houses that are 'priced to sell' and they never really are. Once you start keeping a tally of everything that needs doing and the hassle of doing it, its *always* worth paying a bit more for a house that isnt a shithole to begin with. If there are things that *visibly* havent been maintained, who knows what unseen horrors lurk.

Absolutely gorgeous and great location but so many things to address here and there on top of major refurbishments. That coupled with the seller's behaviour is why we're okay with the disappointment of walking away. Another thing: he had recarpeted the entire house in the same light grey shade. Including a bathroom. It always struck me as slightly odd given there were a lot worse things with the house. Had we bought it I was half expecting to rip it up and find dead bodies under the floorboards. But I'll never know now.

Had another asking price offer on the flat. Should be feeling really happy but I'm a bit bummed out, a) because of what happened last time and b) because the Future Mrs. GoatApocalypse is getting cold feet on moving in together. So I'm not sure what to do now...

I don't know, people have doubts and it could be that she hasn't said anything anyway and that Goat is having doubts and reading too much into things.
However, it probably would be best if you could rent your place out for a while instead. Always good to have that safety net if you can afford it.

Not surprising really, but banks are really reluctant to lend money. Been on the cusp of being able to get on the property ladder for a while now but just doing my usual checks of mortgage calculators and on average they’re offering me 30k less. Difficult as it is trying to do it on your own, this means until things get better I won’t be buying a house anytime soon.

Tell me about it, let me regale my sorry saga. Still renovating and have been trying to get it to the magicable "habitable" stage so the lender can lend against it. Had to, obviously, spend money to get to that stage, which fortunately I now have. Only for the lender to now fail it on the creditscore!!! Arrghhh!!
Managed to beg/borrow/steal to clear down a massive chunk of debt so I've got another AIP in progress so fingers crossed!

Ha, we had that. Except it was our movers that had underestimated. Nothing to do with the shit we stored in the loft when selling, so siree...the van was big enough but he had to bring another body in to shift it quickly! They got a decent tip...
