I'm guessing it won't get much easier than selling something when not in a chain. Just look at the prices for similar properties and go from there. What I've learned is that if you get a decent offer, don't wait for 4 days before deciding and saying "yes". You have to react within a day or two otherwise people will quickly go elsewhere Sorry to hear that But yeah I think most people would expect an answer within 24 hours unless it’s a weekend. Maybe they’ll change their mind or the new place will fall through though

Good luck. Was shitting myself until the last minute and it didn't help that the previous owner couldn't get her washing machine unplumbed and refused to let our movers in (who got there before us), despite us already completing and legally owning it.

One of my mates once had his house sale fall through literally the day before the exchange because the buyer suddenly decided "the area wasn't good for walking her dogs".

It's been two months since we secured our new build. Nothing has really happened since then except for choosing a solicitor. I think this is gonna be a fairly long and slow process, but I guess boring is better than stressful and we should be greatful. Signed another six months on the apartment we rent.

Holy shit that was intense. Exchanged and completed on the same day. Mine went first so had to hand keys over whilst I was working away at removing… then 2 hours later had to bomb it 30 mins away to get the keys whilst the removals were waiting on us to get in. Never moving again.

So having accepted an offer on our place about a month ago we just had an offer accepted on somewhere to buy, eek! It's pushing the budget to the max give or take a couple of grand and so we won't be able to do anything other than a lick of paint for quite a while due to lack of funds but it ticks most of the boxes. Now feeling sick to my stomach and full of doubt as to whether it's the right thing to do or not blah blah blah, God I hate this malarkey!
I saw an 'On the Market' alert on Tuesday about 7.45pm and immediately wrote an ass-licky email to a couple of the agents' email addresses (we're also selling through them) and also left a similar answerphone message, had a call to book a viewing at 9am the next day to see it today, seems we were the first to contact them and consequently view it and there was a block of viewings booked for tomorrow which have now been cancelled. When I checked Rightmove just now it's status has changed to STC but scarily about 3 other houses have also magically appeared that have just gone straight to STC which means stuff is literally being sold before they can even market them properly. It's just nuts.

My sister is having a nightmare. The vendor she's buying from is now stating the fitted wardrobes and integrated appliances are extra. Which bit of "fitted" and "integrated" didn't you understand?

The 2 crucial words at the moment are "sellers" and "market" so have to take the bullshit or risk the seller pulling out and sticking it back on the market at probably a higher price, for 0 cost to themselves but whatever the buyer has already spent completely wasted.
I'm just waiting for a completion date. Have had to swallow a few things that ordinarily I would have negotiated far harder on. When I look at what else is available and find the answer is absolutely fucking nothing, helps concentrate the mind.

Yeah, and loads of agents hold properties back to see if vendors they represent that have already sold are interested. Saves them a load of cash and time.

Someone I know was buying a place with a proper, full on 16 seat hot tub. They tried to get her to pay extra, so she called their bluff and they threw it in. No chance of removing it.

We have just appointed architects, to draw up some plans for renovation/extension. Not sure we have all the money for our plans yet, but this will help us figure that out! And we can do things in stages.
I anticipate there being no builders available for a while, and want to get the long term plan going!

I used to live in Southsea in Portsmouth which was right on the coast and it was a proper shithole. Probably the area though in fairness.
Did used to like the pier for all the arcades though!

3 and a bit weeks since we moved into our house and get a letter through the post saying someone in the area wants to buy the house. Well you can get fucked after all the stress we've been through lol. I know someone on here was posting them round people's houses so probably does work.. but makes you think a bit of research and not post into someone's house when they've literally just moved in.

I sold and moved from the south at the start of July with the aim to have bought something by now, but there is nothing decent available. Going to bite the bullet and buy something cheap and temporary if it takes much longer - every time we see something really nice, it has a million offers straight away and goes for stupid money.
We have also stopped looking at 'nice' areas and are going to stick with the shit hole where I was born - at least the family is easy to get to then, which was the main reason for moving in the first place.
