No, think it's donkeys years old, seems a bit odd as it was apparently serviced by BG in December, we've only just moved in, I daresay say I'll be getting some tuition off my brother (a gas safe engineer) via WhatsApp again ...

Just seems a bit iffy to me is all. Not something I'd ever trust myself to be talked through, never mind over WhatsApp...
"Yeah, bit of a smell of gas. I think this is a bad idea." "Krrrykrkrkrkkrkrkr LIGHT ON!!!!" "Yes mate, missed the first part but turning the light on for you now"

That's handy. British Gas are fucked because they tried to fire and rehire their engineers on worse conditions a couple of years ago and loads of them left. The ones that are left are massively overworked.

Isn't BG also just a massive outsourcer to contractors?

Calm down guys, he wouldn't let me touch anything on the gas side of things and I'd not want to anyway but a leaky sensor or whatnot here or there on the water side is fine.

Chaos in my house! Getting an air source heat pump installed and my walls getting insulated. My poor 18thC house doesn't know what's hit it. And I recommend not living in your house when getting this shit done, it's horrible.

With rising water bills start syphoning that condensation and you'll recoup the insulation installation costs in no time.

Got to sort my loft insulation out before next winter, plus board it and put some kind of breathable membrane up inside the beams to stop it getting filthy and full of flies.
Was thinking of doing those stilts with a couple of layers of rock wool.
Anyone done this and any tips or product recommendations?
Had some quotes in, so far looks like it would cost about 4k to get someone else to do it, seems a lot for a semi detached but seems to be consistent 😲

How do you insulate the walls of an 18thC building, they won’t have an cavities to fill. Are you rendering them or something?

Luckily all my internal features are timber, so that can be fairly easily removed and replaced. Although the guys doing the work are skilled plasterers, their joinery work isn't really up to standard. Nothing I can't rectify though. It's also a listed building, which adds an extra layer of complexity.

If so it's easy enough just to use timber battens and do it yourself.

I got the top floor attic rooms spray foam filled between the joists, approx 175mm Now getting the external walls lined with 65mm composite board insulation. New wet radiator system installed. My house is now a steady 18deg when it's -1 outside, even without the insulation, it's the first time I've managed that. Next job, when I recover from the financial shock is secondary glazing, as it's a listed building I can't really fuck with the windows.

I got a huge water tank delivered the other day, will be digging it in next weekend. Turns out it's not just make a big hole, put in tank, shovel the dirt back in. Fun times ahead, but all that rain water isn't going to store itself.

Given it is a listed building. How does that interact with stuff like window frames, flooring, coving?

A listing for a listed building usually only covers various items, like Goban's windows (though perhaps other parts of the building may be part of the listing too but he didn't say) the listing doesn't usually cover everything in the house so if the walls or floors or roof covering aren't part of the listing for example then he's free to mess with them as he pleases, subject to Building Regs etc if he's doing sutff by the book.

It's a big part of my day job unfortunately, that said I'll have you know when I have my new personnel door fitted in my garage no LABC will be informed, seeing as it will open onto a flight of steps and I'll never get approval! If we ever move (which we don't intend on doing so) and it did come up an indemnity would cost less than approval would anyway, Building control don't help themselves sometimes really.

Really? I really can't imagine a listed building allowing for a change from stone/brick facade to a render, but not a change to double glazed like-for-like replacements!

I had the listed building officer round before the work started. They have to remove all the features and replace them in their original positions. Insulation going on the inside.
One of the builders has tested positive for covid, so work has temporarily stopped FFS!
