That does sound quite reasonable to be honest mate. If you’re worried about stretching to this then it might not be a feasible project at the moment. Can’t see much being shaved off this. Could you stagger the work to get some done just now and the rest later? This is already phase 1! Doesn't include the new kitchen that will go in the space (we will make do and mend), or relocating the downstairs bathroom to the middle of the house. Good to have your view though - I am hurriedly trying to pin down other costs so we know for sure what we are dealing with. Half the problem is the need for a new boiler and for it to be moved tbh, it just eats in to the budget. Appreciate an honest opinion though! Ah, that’s a pain then. If it helps, as said it’s not an ott quote so you’re not being ripped off. If you’re stressed about the work happening though that can make it feel more money than it actually is. Having your home ripped apart abs put back together will be a big wrench. Make peace with that first and see how the money feels then.

Cheers dude. I didn't think we were being ripped off really, as my wife works with his daughter. Still stings a bit. As you say, it's the wider stuff that probably frightens me more. Terrified the whole thing will come crashing down.

Just on that - make sure whoever is doing the work has relevant, up to date and adequate-value PI cover for the works. All too often people just overlook these things.

Soz, missed this - yes, absolutely.
Annoyingly, the tap in the bathroom we will be ripping out has broken. I was not looking forward to forking out for a new pair for just a few months. Then I remembered the Aladdin's cave that is my dad's shed. Sure enough, the old boy had a spare set there (was a plumber, so always had loads of plumbing stuff about). 11 years after he died and he's still giving to me! Made me very happy indeed.

... I don't think I've heard anyone moan as much as child #1 at being denied a shower- especially as he's got his first day back at school tomorrow. Bloody teenagers insisting on smelling nice. Edit: this should probably be in random rants, because I'm not going to DIY it. I'd rather the wife blamed the plumber than me. I have made a terrible mistake and fitted a new ballcock, which works perfectly. Now she knows that I am not totally inept, I get to fix the cistern in the bathroom bog too. Damn it.

So we're getting a tiny puppy in a couple of weeks and we're wanting to put up some kind of gate so we can keep him away from the hallway while he's little, and also for when we're having the kitchen done in a months time.
The doorway that needs a gate is 68cm wide which is a really narrow, so the choice of gates is pretty slim pickings. Most of them seem a bit shit if I'm honest and the few that look OK have bars that are too far apart and the pup is just going to walk through it anyway.
Starting to think we should just get a board and prop it up. Anyone have any suggestions?

Sounds like Lukus divined the solution for Major I suppose, because it's the internet, pretending to be prepared resort to violence (particularly to someone else's pet) might be the cool way to approach things. I guess it helps let of some frustration at utterly shitty lives, or something. For us, like most people, training the puppy was the answer.

Just spent the last hour or so with my washing machine as it was leaking badly from the door. I took the seal off (fiddly) and it seems fine, so no idea. Maybe it has moved slightly or something. Morning plans have gone to hell anyway. Bit knackered now. I've put the machine on again to see what happens now.
