We live right next to a train line, which is behind a big embankment and trees. It's not a high speed line but we barely notice it.

Gotta fold yourself in half to take a shit? I'm more worried that with a glance to my left I'd see myself at full strain, mid-shit.

Really losing patience with the whole process. Our mortgage offer expires at the end of September and it feels like we're the only ones trying to push things forward. Unfortunately it's a long chain but was completed about 6 weeks ago and still solicitors packs haven't been sent etc.
Our broker has already told us it's very unlikely that the bank will extend the offer and that a new application (probably with nice new +4% rates) will be needed then which we're not sure if we'll even be able to afford.
I know it's technically possible for everything to happen in 5 weeks or so, but I really can't see it.
Not sure if buying a house is even a sensible thing to do at the moment, with the country seemingly on a knife-edge.

Interesting that this was bumped. After getting my marching orders due to a scummy landlord I was due to be homeless at the end of the month, and with such high demand and nowhere I could stay due to no one I know having a spare room, my mum only having a one bedroom bungalow and not being able to crowd it as my stepdad is terminally ill it was looking like I was about to be couch surfing for a while.
Got offered a flat less than an hour ago, after at least 20 different viewings the last month with lines of people at each.
Massive weight of my shoulders that.

I hope it all comes together for you, it really shouldn't take that long now you're this close, what the fuck are they all playing at?!? Can you ask your solicitors to reach out to the others in the chain to see what the hold up is?

Already doing all of that. All we can do is keep waiting and chasing.

Not put it as outright as that yet, but have said that if we were in a position where we had to move to a higher mortgage rate, we wouldn't want to be the ones incurring the extra cost as a result of others' delays. Still, hopefully it won't come to that.

We’re going through the exact same scenario right now, with the added bonus that we’re pregnant and I’m really worried the added stress will turn the kid into The Hulk or something. We’ve done everything we can but our buyer is now dragging his heels for no reason. I think going to let his mortgage offer expire, only to come back and say he can only get a mortgage that’s much less than what was first agreed on - I’m informed this is “gazundering”. If the prick tries it I’ll refuse on principle and add £10k to the original asking price.

Fingers crossed for you rawshark. I think that's exactly what we're planning on doing though. If the cost of our mortgage goes up because they've dragged their heels, we don't want to have to cover it.

richYour post resonates a lot with me... We put our flat on the market in January, found a place to buy in Feb, offer accepted. Then in Match we accept an offer on our place. There is 4 deep chain below, but fine, all seemingly ticking along. Fast forward to July and the guy we are buying off pulls out of his purchase because he discovers the house has an EPG rating of G! Moron didn't see it was left off initially... So he pulls out and refuses to move into rental to help the process. Come end of July and we think, fuck it, we'll move into rental, complete the entire chain and at least sell our place. We request a completion date second week of September. Plenty of time given some people in the chain sold in January. Fast forward to now, two weeks away from proposed completion and fuck all has happened again. Various calls to/from estate agents/solicitor to find out wtf is going on. Just endless bluster from estate agent that exchange will happen the following week and my solicitor saying I've heard nothing and can't do anything until other solicitors get in touch. It's infuriating. We're completely screwed with the interest rates as our original mortgage offer has expired. Rental costs are insane and energy costs have gone berserk. It feels like a stupid time to move, but equally give it a few more years time and once the London housing market is back to its usual rampant upward price trajectory and we'll be priced out of the market. Blergh.

Fuck fuck fuck. With a week to go before our mortgage offer expires, the top of the chain have pulled out.

Wonder if Truss announcing she's going to cut stamp duty has made some people in a chain twitchy?

Oh, what? So that might get cut, but then prices will inflate because sellers know buyers will have a little more cash left over?

Yep - It doesn't seem a good way to get the economy going as demand is already outstripping supply, with no new affordable housing on the horizon.

BoE under pressure to raise rates too. Which in theory, should dampen demand. (Whilst screwing existing owners obviously)

The house is being plastered as we speak. Jesus, I think the end is in sight. It's only taken 3 years.
Where's Kevin?!

Woop!
We are still in a quandary as to what to do with ours. As long time readers will know, we wanted to knock through and open out the downstairs but our budget was woefully inadequate. So we are stuck with a small, poorly appointed kitchen in the middle of the house that my wife hates as it's so dark. Compromises like moving sinks etc have been scuppered unless we put a brand new kitchen in, which we don't want to do. Current kitchen has an IKEA kitchen, so we thought we'd just bolt on different cupboards etc and move the sink...but nope, IKEA changed cupboard design and the new ones are different heights. So we are left with a big fridge in the hallway under the stairs as no room in the kitchen, which has a knock on impact on use of that space. Gah.

Haha, we have a small pokey kitchen and a massive fridge-freezer in the hallway too! The plan was originally to knock the dinning room into the office to make a bigger kitchen at the back of the house but that's never gonna happen now unless we win the lottery. 🤣

See, I told her we wouldn't be the only ones! Hard though as all the neighbours seem to have oodles more cash than us and nicer houses as a result. I still love it, and even quite like the kitchen. It's cosy and always the place everyone gravitates to when socialising etc. But it is dark and has things in all the wrong places.

Who has used a mortgage broker here? Any recommendations? How much did you save on interest rates compared to those advertised via normal means?
