Roof Saga
Had our third roofer out this morning. The big commercial firm after two small local ones.
Leak One - this comes into our loft near the chimney stack. He reckons that there are no aluminium soakers behind the leading so water is just being trapped and channeling in rather than being steered away.
Leak Two - this actually goes into our neighbours loft but only started when our roof was completely replaced a year or so ago. He took one look and said there’s almost certainly no valley/channel(?) protection between the properties. I hadn’t told him but that is the same thing my neighbour thought it was and its the first time two people have agreed on an issue to do with the roof since this started. That my neighbour can reach in and touch the membrane is a pretty big red flag for our roof not being properly finished.
They’re sending guys to get up on ladders and take a couple of slates off either side to confirm the diagnosis - free of charge - and will give us a pair of quotes.
Looks like Leak One will be another £800. Leak Two he wasn’t sure because it would depend on whether we need front and back done or just back. I’m guess a couple of grand but I’ve not started Googling average estimates yet.
In conclusion: For fuckssss saaaake

Including the original cost of the roof replacement I think we’re up to ten or twelve grand by now.
There is/was a guarantee on it from the original installers but given that they’ve been out on that (twice?) and totally not fixed it and are a pain in the arse to get hold of we’ve not got any faith in him and Mrs Simple refuses to have anything to do with them.
The commercial firm this morning were saying we want to be getting onto the Small Claims Court and using all their photos and work as evidence to get something back off them.

Could you not issue the original installers with an ultimatum, of that I've been presented by another firm, that this needs doing, which you haven't fixed twice, and if you can't fix it to that standard, then we will be going down the small claims court?

Speaking of small claims court. Sounds like I've got myself into a pickle with a local blinds guy. I paid upfront on my credit card, so I know I'm fairly secure, but he's not issued a receipt, despite me asking multiple times. It's just our luck to get another shitty local guy..

There's a bloody weird pipe banging noise in or somewhere around my house.
The strange thing, is when it happens (randomly), it makes the slight noise exactly every 12 seconds.
I've sat down at timed it because it was spookily regular and it definitely is.
It might go on for an hour or two, or it might do it for 10 minutes. Can't locate it anywhere - it's just there somewhere or possibly outside. Or even a neighbours pipe.
But the thing is, what actually is happening to make it happen every 12 seconds exactly?
Is it because over time it has to automatically let tank water out or something? Or some weird maintenance thing going on? I haven't a scooby.
Any ideas?

quadfather - water hammer kinda noise? in my limited experience they tend to bounce back and hit what i guess are one way valves in the water meter, but the source would be something which fills a little then shuts off every 12 seconds, and only thing I can think of which could feasibly be doing that might be dishwasher/washing machine or straw clutching, some automatic fill loop in a heating system? maybe even a toilet cistern? plumbing is very much something I am not to be trusted with simple - you have my deepest sympathies. I too have that thousand yard stare known to veterans of the leaky roof wars. I've known good sparks, good plumbers, good plasterers, but never have I met a roofer I could trust and never have I met a scaffolder who wasn't off his tits on coke.

Hmm OK. So that probably needs sorting.
When I hear it, I'm not using any taps or water at the time...so is it in my house, do you think, or elsewhere?
And how the hell is it happening every 12 seconds. That would mean someone in this row of houses is turning water on and off evert 12 seconds? Exactly 12? For hours sometimes?

just thought - it could be an auto irrigation/sprinkler thing, but given it's the middle of winter, possibility your neighbour's running a huge hydroponics setup in the loft

I got VERY lucky with my roofer. Repointed and redid the chimney which stopped a leak.
Though he did leave unused slate tiles on the roof that had to be cleared away by the solar people.

Yeah I've just had a word with the neighbours and they can hear it too. Apparently their toilet is playing up at the minute so could be that. They don't have a dishwasher, just a washing machine.
Least they can hear it though, so we'll all investigate it. Maybe speak to the plumber that comes to sort their toilet out or something.
We're going to turn shit on at certain times and then see what makes it happen

Its for three jobs so might have room for negotiation: chimney, front and back.
Leak One. To fit new lead flashings to main stack with aluminium slate soakers.
This one is essential as we need a bucket out in the loft every time it rains.
Leak Two. To fit new bonding gutters to front and back roof.
Its been checked and confirmed that the bonding gutter is definitely missing from the back on one side of the house. On the opposite side on the back the old bonding gutter from the original roof is still in place. I think given the kind of mistakes made around the chimney that there’s a chance the old bonding gutter could still be in place on both sides of the front.
The feeling I get is that while the main body of the roof is fine they’ve rushed or been sloppy around the edges. I suspect that the missing bonding gutter probably came off with the old roof and they never thought or planned to replace the four of them at all so just tried to cover it up. It would explain why the flashing around the chimney is so shit and soakers beneath patchy, missing or crooked and causing leak one.
If there’s any flexibility on the front of the house it’d save us a full set of scaffolding and at least one day’s labour + materials.
Now we’ve got photos and videos of how bad the finishing is and evidence of the true causes of the leaks we’re looking into a small claims case. At least to use as a threat against the original contractor. If he tries to offer to do the work again neither of us trust him to do it right, especially if he’s fucked off that we’ve complained.
