Genuine question; speaking of rot, is rotting not a huge problem in general having an exposed log store in the UK? Or is it not considered a big deal anyway in terms of the contents, i've never seen it - any given log is only going to live there for 2 years at most, not enough time for it to do damage - the odd surface mushroom excepted. I mean I guess if you were keeping them in a cellar with no airflow it could be a problem sooner, and I know folks on one of the wood burny threads have mentioned it before so perhaps I'm just supremely lucky.
in terms of the store itself, well the old big store is visible on a google streetview from 2009 and was largely rot free, just terribly designed so the floor would have torn away from the sides the moment previous owners first filled it, and the roof was shiplap timber but with far too shallow a pitch to shed water. the old kindling store looked to be made from a pallet, so I'm guessing just heat treated/debarked rather than any preservative and probably as old, if not older than the old large one; this one had pretty much turned to paper

Can anyone recommend a roofer that works in Central London? Leaks in loft and when the rain is very, very heavy it somehow gets into a light fixture in the room below the loft.

Nope, just good luck mate finding anybody No luck so far, but at least one guy got back to me saying that he's not close enough. People telling me they can't help seems like some sort of victory as at least I got a response.

I actually got my roof fixed by a great guy a few months back. Friend of friend, but he didn't fuck about and did great job.

Getting our loft in the house sprayed for woodworm today.
Glad to hopefully start killing the little shites, but also a wee bit worried in case some get out while the loft hatch is open for most of the day while it happens
If previous occupants of your house have stuff up there, especially wooden fence posts as crawl boards, get rid of them asap after you move in folks. Don't leave it a bunch of years before finding out there's an issue like us!

I wouldn't worry too much, wood worm tends to spread within the timber it's already infected - it's already found something it likes after all. Also, it'll only spread when the beetles have emerged and are looking for somewhere to lay their eggs. I think the life cycle of wood worm is like 3 or 4 years or something, so the chances of them being out and about while the loft hatch is open is tiny :-)

I think we've found someone now - the son-in-law of a neighbour who seems to know his onions, but it's always good to have more contacts. If you could DM me the details I'd appreciate it.

Bit of a shock from my builder this evening... looking for any thoughts/experiences people have had.
We've been having our ground floor done... old kitchen out, new kitchen in, toilet under stairs and new flooring in dining room. The work has been great and my kitchen/diner looks sick. The builder is a decent chap. Friends have used him, hence we went with him.
He quoted £6.8k originally, but he's just messaged me saying if I'd mind giving him £3.2k more now the work is done (!). He says he isn't one for upping the price from initial quote, but he points out he's done a lot of extra work, which I do agree with. But £3.2k more is a bigggg jump. We started on May 2nd and they finish tomorrow, having previously told us it would take 2-3 weeks... ahahah. I get that you often don't know till you start taking plaster off etc., but excluding our holiday in the middle, they basically took 6-7 weeks. I don't understand how they got it THAT far off.
Anyway, be interested to hear from anyone who has had work done fairly recently.

What did the quote say? That's the starting point. Generally, unless it was an estimate subject to change, if they under quoted, tough shit. But then if you want to use them again, added with the seemingly proportionate amount of time spent, it doesn't seem outrageous tbf.
Edit: hang on, that rounding up to £10k seems somewhat coincidental (I'd misread the amounts)

Depends what the extra work was? And what materials were used at his expense etc.
If it was me and as you say has a decent rep behind him. I would say that I recognise extra work has been done, could I just have it as an itemised quote to look over.
That way your not telling him to do one. He has to actually think about what he's pricing and most importantly he has a good reason to come back and finish the last day.

Without knowing what the agreement was, was there work that was obviously extra, that was flagged up at the time? Or has he just hit you with 50% extra? As others, at least ask for a breakdown of the extra work. It’s a big chunk.

Sounds like you've fallen foul to the "oh while you're here can you have a look at" trap! Know it all too well.

I had a conversation at every stage when it was possible the price was going to increase. If extra work needed doing, we agreed it and the price.

I need to change a washer on my bathroom tap, but it's an all-in-one unit bathroom, so I can't work out how to turn the water off for just that tap. So I'm going to need to turn off the water for the whole apartment.
Now.. which of those 30 odd little plastic 'manhole covers' outside the building is going to be my apartment??

You should have a stock cock inside your apartment. Are you in the UK?

When we had our last place basically gutted and revamped, every time there was something additional to the original quote, we discussed and agreed the price. If he's done tons of extra work, I'd ask him to itemise it, you might find it's legitimate or you might find it comes down a bit.

Adding more wood to support my back gate that is falling down slowly, getting a nice metal frame and gate made by a friend but I'm in a queue so hopefully this braces it for until then.

I had a fun afternoon. Had a plumber in to fix a leak. When he looked at my boiler in the airing cupboard, he remarked that it looks like I had asbestos lining on the back of the door.
Now this never came up in my survey when I bought the house 2 years ago. The only suspected asbestos on the report was an old disconnected gas flue, which I paid a company to remove.
Anyway we talked about it and we came to the conclusion to just take the door off its hinges, seal it with plastic sheets duct tape and take it off to the tip.
As soon as he had left I donned a ffp3 mask, removed the door, sealed it and took it to the tip. The guy there seemed slightly bemused that I took the whole door off, but I told him I didn't want to risk breaking it or touching it, and that felt like the safest option.
When I got back home to my dismay I found the same material on the bit above the door, which I also managed to remove in one piece and bag up. I also found some in an area I couldn't remove, so I've just boxed that in and filled the gaps with caulk.
I couldn't see any more, and hopefully got it all. Gonna have to fit a new door on the weekend...
I googled asbestos in airing cupboards and was surprised to find that it's fairly common in 70s houses.
