Not one I've heard of - might be one to throw back at seller's estate agent - "my mortgage provider will not lend with this clause, can you recommend any lenders that will, or request an alteration from your client?"
(I am not a lawyer, can probably recommend one if you need)

My solicitors are shit. Ask how they're doing with it all. Wait 8 days. Ask again. Wait 3 days. Get an email that is worded in 8 possible ways and says nothing.
It's too late for all that now.
Anyone ever been able to buy a place with any kind of lease agreement???

Only ever bought freehold so really don't know (and I'm not a lawyer, but have watched a lot of Ally McBeal) but those seem OTT, I wouldn't expect any more onerous a covenant than "you agree to pay us ground rent"

Really it's all coming down to one clause.
If you default on anything we take away your flat.
So my lender won't accept it and my sicitor says no one will. How the fuck does anyone get a flat or house or anywhere? Twice in a row. Crashing at my sister's and she's had enough. House prices through the roof. Homeless in 3 2 1

oh mate I don't know enough to provide any advice, and I'm sure you've googled yourself silly, I guess maybe ask your lender for examples of leasehold agreements they will lend against because I guess all will have some sort of forfeiture clause which could look scary to non legal eyes I do hope you can keep your sister on side. Free babysitting goes a long way

I've bought a few flats in the past and think I have seen that clause, but that it is taken with a pinch of salt - however, I don't have any of the old paperwork to check.
Obviously though the seller has managed to buy it previously - it sounds like your solicitor it too rigid in this regard. Maybe phone another to sound them out and if they say it is doable, move solicitor. Yes it will cost you to change, but what choice do you have?

I'm buying a house that has fallen through previously due to buyer circumstances. As I am paying cash it is up to me as to buying a survey.
In the past I have got the basic homebuyers as part of mortgage but they seem useless. I am seriously tempted to just skip it - especially as one must have gone through previously with the fallen through buyer as that only collapsed at the very end due to some personal issue they had. They had a mortgage and a surveyor came but the seller doesn't have any details.

So we were due to exchange today but late today I received the following email from my solicitor:
'Unfortunately we have been unable to achieve exchange of contracts today. Everyone was ready and willing to exchange except for on your seller’s related purchase where the solicitors could not contact their client for authority. We will therefore try again on Monday.'
I'm the first in the chain, does this mean my sellers solicitor or my sellers vendors solicitor?

So still not exchanged, latest from my solicitor is
'The hold-up is with your seller’s related transaction. Despite chasing for exchange of contracts the solicitors have now said that they have some outstanding enquiries. Unfortunately this is not unusual at the moment – every transaction is like walking through treacle!'

So a bit of a screw up, in between exchanging (Monday) and today, our preferred removal company has taken a booking in our slot and so has our second choice, the only other alternative was about £1k more expensive so I've spent an hour or so on the phone to arrange some other companies to do some quotes which are obviously all now around 6 January so what we were pretty relaxed about is now up in the air again.

A week and a bit to go before we complete, our removal firm is finally arranged and considerably cheaper than we were paying before the pre-Christmas shenanigans, it's actually the firm we used twice before but they weren't brilliant but £700 is a big ol' saving, they're supposed to be packing too but they've only allowed £300 inc Vat for that which is one day so I guess two guys which seems hardly anything for what we have. Time will tell ...

Congrats both On related house news, have had quantity surveyor estimates for our side return extension and upstairs bathroom renovation. Coming close to £250k (Inc vat), excluding architect, planning, engineer costs! Like wtf??? I knew stuff had got more expensive but this is insane!!! Could buy a second house for weekend getaways and airnbnb income instead!

I've no idea what a side return extension involves, but when we had both bathrooms done before COVID, it cost £12k all in. £250k sounds insane.

For extending I'd be thinking along the lines of £1500-£2000/m2 for a ground floor + say £1000/m2 for floors above, including fees. Location, access etc dependent. Add kitchens or bathrooms or knock-throughs on top.
Why on earth are you using a QS for a domestic extension?

Just over a week to go until we complete, it occurred to me, sat on the loo in our bathroom this morning that it'll be nice to have a proper toilet in the new place, the current toilet in our current house is really for a cloakroom or small ensuite because we re-did the bathroom when we moved in and it's an incredibly small space for a bath so the loo ended up really close to a big existing radiator so you can only sit on the already small loo at an angle, the bog brush has done overtime though I'm clearly the only one who knows where it is. The people moving in are gonna be doing a double take the first time they sit on the loo.

We had a bathroom completely gutted 2 years ago - and I do mean completely, the walls were damp and had to have artex removed, be water treated, damp blocked and straightened, then plastered and tiled and it cost £10k, including a £1.5k bath (which I still miss now) and replumbing *everything* - we went from an over bath electric shower to a boiler fed separate corner cubicle and all the pipe work had to be redone and the toilet and sink moved. Oh and all the electrics, too.

Our upstairs bathroom was knocking the toilet and bathroom together and replacing everything from the ceiling downwards in the new bathroom. At one point we didn't have walls or doors or many floorboards. I was a little emotional at that point. Cost £7k all in. That was a hell of a deal though and I took time off work to be a labourer for the week to keep down costs. Our bath was £200

Haha now I think of it our bath was £900 because it was the only one I could find to fit the space, I paid half up front with the rest due on delivery but they forgot to ask for the other half.

Few months before lockdown, we had a extension put in - architect, moving shared drainage, new kitchen, underfloor heating, new boiler etc. and came in well under 1/2 quote above. Portsmouth area.
