As for housing, Megacorps like Bellway, Barratt and Taylor Wimpey hoover up the government contracts because they can undercut smaller companies and often own the land. Profits and share price trump everything else, so practicality and quality suffers.
If something does go wrong, leaky roof, cladding etc it's the new owners problem, see clause 15b on page 426 of the tender document. Oh and BTW your service charge is doubling next year.
Will it actually hold value in 10 years? Probably not. Why live in a worn out clone apartment with an absurd service charge?

my only shitty developer story is from a friend who got blacklisted by Persimmon when she did the conveyancing for someone's new build purchase, realised Persimmon hadn't done the necessary decontamination work/paperwork for a brownfield site, and that necessitated Persimmon demolishing the entire estate, cleaning it up, building again

Surprised by the amount of push back there seems to be about this smoking ban news (which we haven't really seen the details about other than screeching from the usual suspects). Most people seemed fine about the steady increase of age that you can buy cigarettes, which effectively means the tobacco industry will be dead within the next 15 years or so, but adding an extra place that people can't smoke to the already extensive list seems to be the end of the hospitality sector.
Pubs and bars survived the inside ban of cigarettes without the doom and gloom that these same people anticipated. I'm sure they will survive this too. Whilst the tobacco industry has so much blood on its hands for creating a product that is known to have no safe usage that it deserves to die.

Despite all the known issues with new builds, around here at least, they sell at a significant premium. The same house is typically 30-40% more expensive than any built 15+ years ago. They’re worse built, they have occasional flooding issues and the roads are usually not fully in place before the people move in. It’s insane.

As an on/off smoker I have a few thoughts on the proposals.
Nobody should have to breath in second-hand smoke but in practice it'll just mean people walk to the front of the pub to light up and people coming into the pub will breathe it in - it won't get rid of the problem, just move it.
Can they not compromise and maybe have smoking areas in beer gardens and stadiums, similar to what they do at workplaces and other areas?
Bar smoking I'm quite a healthy bloke (hopefully!). Rarely drink, exercise regularly, normal body weight and have a decent diet.
I do sometimes feel smokers get disproportionately marginalised compared to other unhealthy vices which are seen as more socially acceptable but can be just as damaging for your health, if not worse.
I'm obviously quite bias in my position though so take the above with a mound of salt.

On smoking - one of the main points was harm to staff. They still can't avoid smoking areas.
But also, I can't recall the last place I went to where I sat outside and people were actually smoking? (except my summer hols to France where it was constant!!!)

Japan house builders have it so easy. Sure you get the odd earthquake, typhoon and tsunami, but have they ever had to contend with wet leaves clogging gutters or the different types of snow flurries that can wreak havoc.

I lived in a plastic house in Japan once. There was an earthquake and the windows just kind of wobbled. I woke up on the mattress smaller than my toddlers slept on and was like wtf? My now wife said, it's just an earthquake, go back to sleep.

with new builds, they seem to be cheaply made and rushed. on the work message board, there is someone complaining about the quality of their new build house. It sounds like one of the shitty ones I linked to before in suffolk area. Sadly cunty landlords buy up houses to rent them out
As for smoking, there should smoking area in beer gardens away from others, really annoying when some cunt lights up and you can smell that shit. Some people have no consideration for others

I do agree that smoking (and vaping) should be banned in kids play parks and similar. I would prefer it to be banned completely as it is something that effects others and stinks, as well as impacting the health of others.
I’m not sure it’ll actually impact the hospitality industry anyway. Pubs make almost nothing from the sale of a pint. I’d imagine far more people these days go as families or couples for food which is where more money is. Non smoking wouldn’t damage that.

True about J-Houses not lasting that long. I'd forgotten that. They don't tend to fall down though. I guess the building companies here fleece customers through making them rebuild every 30 years, rather than building shoddy junk.
Is smoking outside pubs all that common these days? How many smokers are even left? It's not something I'd disagree with, but it seems an odd battle for Labour to pick.
